About This Episode

In this episode, Jason Yarusi, managing member of Yarusi Holdings, joins the show to discuss what it means to live and lead at full potential every single day. He shares his perspective on accountability, the small daily habits that compound into meaningful change, and why confronting mortality early can sharpen focus on what actually matters most in both business and life.

Listeners will hear practical thinking on turning self awareness into consistent action rather than waiting for a distant moment of change to arrive on its own. Jason's approach offers mission driven leaders a framework for building accountability and habits that support both personal growth and long term organizational success over time.

[0:00]  what does it mean to live 100 I'm not sure if you've ever asked yourself that question but live 100 is this guess Mantra now on today's episode of the podcast I've got Jason yusi a real estate investor a hustler but more importantly somebody who's made it their life's mission to live on 100 when you live at 100 you're living to your fullest potential that's not 86 that's not 75 that's not 41 that gap or that Delta is something that has an amazing opportunity to show us how successful we can be in our personal and our professional lives me and Jason dive into what it means to live 100 today a sense of accountability of what it really takes to accomplish your goals but more importantly the mindset that is the foundation for Success let's get into the episode because you don't think

[0:47]  about death until it's in front of you right you don't think about you know like oh the end until you're in the hospital or you've had some things like you rarely think about that because it just it's not in front of you right we try to hide this fact that it's com inevitably whether you want it or not but instead of saying okay well I better take advantage of what I have now it's always like oh that's a far way away so I I have more time right so I can do this later or I'll push off till tomorrow or like you know what not a big deal right now and again those are the decisions that if you look at it just being self-aware right and then taking control of what you are doing right now then you can create your your greatness right you recognizing where you are is everything you need right now but to understand that this is your starting like and now it's time to go out there and make change and we don't just break our habits we pivot our habits so list

[1:38]  out what are the 10 things you're doing right now that you do not feel are of your highest caliber and you know thing things you you you can absolutely control right like oh you know like like it's raining out like like things like like things you can control within your life uh you know I wake up angry okay well why are you waking up angry uh I I hate my job or why are you not leaving your job right because as we make these things down and we set down what we don't like then we can start breaking the patterns understand what can we pivot to all right guys welcome back to a

[2:28]  brand new episode of the heart and hustle podcast I'm incredibly excited because my guest today is an amazing individual who is going to really kind of lead us through what it what it really means to live up to 100% of our potential today I've got uh Jason y y yusi here with me today yeah you got perfect Jason yusi is a keynote speaker an apartment building investor a podcast host managing member of yusi Holdings and the creator of live 100 Jason welcome to the show man hey it's great to be here excited to dive in man you know today's a big day because today is the day in which the 100th episode of the live 100 podcast dropped and the title or subject of the podcast today is non-negotiables let's talk a little bit about non-negotiables man and why

[3:15]  they're so important yeah good catch so I was not even aware that we were at a 100 episodes on that podcast until the team brought it to my attention you know and I I was just thinking about this because you know many times in life we have just one second decisions and second decisions come up you know repeatedly every day right every day every week and and sometimes we we Ponder in these decisions we make no decision and that's almost as bad as some of the decisions we make right but many times we make one second decisions and if you make enough of them in the wrong way it can set you up for a really miserable outcome so let's just look at this right like so you know this morning I need to get up right and instead of getting up in one second I decide to hit the snooze button right or I get up and I decide not to work out in one in one second decision or I decide for whatever

[4:04]  reason you know what I'm just gonna you know skip this podcast today I'm just not going to show up right I'm just not going to come to this this event right for whatever reason I'm making one second decisions for some irrational moment I'm choosing something to to basically sacrifice my future for some immediate result now and many times in life we do that right because we're not really setting up the stage for things that we will not let us cross the line for right so I was thinking about you know some intangibles right so intangibles are just you know that when I'm present with my kids I'm going to be with my kids right when when there's the chance of you know stairs or an escalator I'm gonna take the stairs right you know like there's these things that I I set apart of like I'm gonna do this this is what I'm gonna do this I'm gonna show up right you know another Tang I talked to it just you know um like weight staff like I I work in bars restaurants growing up and I I know you

[4:51]  know how little impact we have on just the final result right if you're bringing food to the table you know like it wasn't you who delayed it right 50 other things happen in the back end so like people who who you know treat people well right for weight stop understanding that you know they're just doing something in the part right or people who treat people poorly right you see people take it out on the weight staff and you're like I don't want to be around that person right because they're they're just really treating someone who's just part of a process trying to give you the results you want right so it's just how do you show up in life what are your intangibles what are things that are just you know you don't even have to question because you've set the stage for this is how I show up and if you set enough intangibles for the right decisions right you know because in Tangles could be the other way too like every night I'm going to get home and I'm G drink a beer because I deserve it right or I whatever right or or I you know it's it's us keeping ourselves in a

[5:39]  place of authoritarian teratism where we want to be the authority instead in the fact saying okay am I choosing to be the authority of my life right now because I'm choosing these one second decisions right you you leave school or you leave you know like grade school like where you have a bunch of confined rules right and you get on to this big universe you start making decisions saying I have freedom but what you're find is that you're taking away the freedom of your future because you're choosing to do things today that are that have the immediate result right you can think of anything like oh running or like people will talk about like you like ice bass or like you know meditation or just you know just being kind in a moment like there there's so many simple things you can do like being kind in a moment like we're always in a rush no one you know wants to be in traffic no one's like I'm excited I'm in traffic right but sometimes people would just be irrational in the moment as if not

[6:27]  everybody else is facing the same scenario as them so the intangibles about the live 100 was that we've gotten through 100 episodes so what are some of the things that you're setting as these Pinnacle moments in your day in your time that are just non-negotiables that you will not cross right like what are some things I'm sure some things come to mind like what do you do like oh you know you always hold the door for people or you know you always regardless will pick up the check or um you know you drink you know glass of full glass of water each day you make sure you get that or you know like what is it that you are doing in your life right now that are your non-negotiation and if if you have them and you have good or bad or or you know positive or negative if there's enough of them on the negative side you you need to really look hard to ask yourself is this what you really want and if the answer is maybe or no then you probably have to

[7:16]  recalibrate and start looking at positive influences of what you can adapt to your future life or your future you I mean man I'm a I'm a huge believer in momentum now I think that momentum when it is full steam ahead has carried me through through some of the toughest times because I've been able to build those consistent actions that build upon themselves every single day and give me that push in the times when I really need it but I can also say the opposite side of momentum means when we ignore those non-negotiables like hitting the snooze button how easy is it the second time to hit the snooze button and then you wake up the next day and you're like well I mean I got a little bit of sleep yesterday it felt good hit the snooze button one more time and it's a slippery slope it's like we're almost walking on kind of like a a Razor's Edge if you will and you have to choose which side or that raise you're going to lean on is it towards the side that you know is

[8:03]  doing right by yourself which is an ultimate sense of accountability or is it going to give myself that little bit of wiggle room so I can slide off the other side because everybody else does it but at the end of the day isn't that a terrible Life to Live doing what everybody else does you know what's funny of life is that like we have sleep as part of our life right it's part of something you're doing each and every day but it gives you that almost break where you have to wake up the next day and then be available to make the same choices a day and day and day like we don't get days off right like each day you're going to come in there like you have to go face the same choices each and every day like you have to okay decide to wake up or not like it's not like you do it one day and all of a sudden you're forgiven for months or weeks or years right it's something you're going to continue to carry forward you're going to continue to have to do and you're right like you don't go to the gym one day you're like okay cool I'm feeling you know like I was a little sore may you know like ah the next day

[8:50]  I'm a little busy I won't go the next day right as that goes you're three or four or five months out how hard is it to get back on the horse and go back to the gym right but if you have this consistent part of just doing this a little bit consistency each and every day and where I think it gets lost is that you know when when people he like living 100 like it's like you have to go at like 7,000 RPMs every day that's not what it is here is that you find a consistency in your track to live your best life right and like so working out you could go and work out for 25 minutes 20 minutes a day and and and crush it right because you start to put you know flexibility Mobility you know movement strength conditioning in your life each and every day that could be your 100 it doesn't mean you have to go to the gym for five hours a day right because that might not meet to core life of what you want but it's just adding value to your life each and every day where are all days going to be perfect no there's

[9:37]  gonna be things that aren goingon to come up like I I don't know if I I told you last time like like my like my littlest like my 5-year-old he just turned six like he walked in one morning we had a whole morning plan he's like um you know we tell him never put Legos in your mouth right just one well well he had these two little Legos and and then magically he decided to put them in his mouth to separate them and swallow them so our morning right my perfect live 100 morning became no emergency room right and like those are things that are going to come up in your day right you know it was all fine like it was little things like they're little kids they're you know they're pliable and bounce back but like you are giving your availability to all the moments for when you can be ready to go out there and act because life is going to get in the way in other points but you want to be focused at those moments right because if you think of that same moment like if I had stayed up all night drinking or done all these

[10:23]  things or was that all this part and you coming in like I'm just like I'm like too hungry to get up and like you think about the part of like your life how when you need to be ready you can be ready because of choices you've made one of the topics that I I like to kind of view the live 100 lens through which is really interesting to me is it's not a blanket prescription for everybody but there is a sense of self-awareness which is what is your 100 and are you honestly living up to that 100 lifestyle because one of the things that um when we had our previous conversation I had just come off of a couple days of hanging out with my friends and drinking and doing all the other kind of stuff and when I sat across the table from you I saw how fit you were I saw the passion that you were talking about in your live 100 lifestyle and I was thinking to myself Keenan are you living up to your live 100 because in those moments where

[11:12]  I hang out with friends of course it's going to be a good time but there's always that moment where I get that little voice that inner voice in myself that says I think we could be doing better do we need to do all of these things like everybody else is doing and then when I sat across from you I really kind of saw a reflection of somebody who was taking the appropriate steps to do what needed to do and it inspired me but your version of live 100 is completely different than mine because our lives are different and this is a little bit of a Nuance I think is super important for people to recognize is social media today always gives a blanket prescription for you know entrepreneurship or success or investing and everything else and it's very difficult for everybody to live up to that same bar but your version of live 100 like you just talked about is really through a a lens of self-awareness that I really kind of picked up on which is really inspiring you know like just imagine you had no access to social

[12:00]  media would you be doing the things you were doing right and there's certain parts where like it's a very valuable tool it helps you get exposure it helps you you know like Target potentially way for you to get out your brand your model you know fill in the blanks right but there's also many things that we use it for you know almost like you know like bravado or like other ways or just like like testing us for other like most of the time no one's paying attention but we're doing it for our own cloud and if you turn it off you say Okay are these moments where I'm I'm happy for like again like the one second that I'm happy or is this something that's building me into the person I want to be right you know many times like I was listening to some today about someone who was you know he exited his company his net worth was like $133 million right and the guy was like yeah it was cool and he lives in a thousand square foot house doesn't need to show off he could show off you know you could buy 5,000 of those houses

[12:48]  right he just but he doesn't care he literally doesn't care he just wants to like live his life and live in the moment of how he is right but you know many times like we get access to anything like our you know we get a little money or we get something and we feel like we have to go show our representation of who we are to somebody else but when you look back on it you don't remember those moments because they're not fulfilling right what's fulfilling is that you use that and you know who knows you know maybe you can get your kids in a better school right maybe get them access to better school or you can go and just creates consistent in your life you can give to charity you can start to travel you can do things that give you more fulfillment that create memories right that create things that are more accessible for you for your future but to get there you have to be disciplined in in how you're showing up right and it can be in any way like to be self-aware of like how you're really showing up like we talked

[13:34]  about earlier right you can be self-aware like am I getting up prepared each day or am I going there like just hoping things work out am I going there am I creating a plan right do I do I have a direction that I'm hoping to go to right am I am I shying away from any responsibility because you know it it can seem like many times we're trying when we're going there doing activities but what we're not doing is that we're not actually tracking the activity we're doing to to just understand the effect of the activity right oh I worked so hard today well what was the impact of that that you did or what what is the core focus of you working hard because if you're just working hard for the sake of working hard right cool you've worked hard but has it helped anybody has it have you learn from this right because you know we used to work a lot in construction and I would you know have people come up

[14:21]  and they would oh I've been you know in doing this for 20 years and I was like well you've been doing it wrong for 20 years so you might as well just you know not done it at all right because because in that part just because time in time in if done wrong doesn't create you in any seniority right it's not like you've just done 20 years of something right so it's like oh I've been you know in this world for 50 years okay cool if you're not happy and you're not you know fulfilling your life right then that's your starting line right now and so it's be self-aware like okay you're 50 well are do do you feel happy well no okay well let's be self-aware of things that that aren't making you happy and let's take it off the screen right like oh because you know John and Mary they have a you know a fulfilled marriage or okay

[15:09]  I understand like right like that's something that someone else has but that doesn't actually directly correlate to your happiness because we've all had you know positive things happen and we've all had setbacks and we we can be aware of how we're showing up in the moment right then we can start to build confidence in ourself and we'll start to build discipline and start to build momentum as you mentioned earlier and the outcome although small at first will become better more positive more fulfilling and happiness will be built in right happiness can be a choice like you see people all the time like in all different places all different parts of the world who have absolutely nothing they're smiling away right because they've chosen to be happy right but many times we we place our happiness in in in some in some thing a dollar sign

[15:59]  or just just us you know like in know you know like like some stage of Fitness or we just Place happiness in a moment but not actually just in our life happiness is a choice I was listening to a podcast last night um I'm a big fan of Diary of a CEO and there was an episode 2 years ago with the head of Business Development for Google X and this individual is incredibly smart and has made a ton of money in his career but also lost his son at the age of 21 so his son was one of of the most Zen individuals in all he said he always spoke from the heart and one of the things that he recognized when his son passed away was he could either spend the rest of his life in grief like many people would naturally do by losing a loved one or he could make a choice to be happy and so he's been on this I would say this campaign to make one

[16:47]  billion people happy wow and one of the things that he talks about is happiness in itself is a choice you have to choose to be happy there's control over how we can think about certain things and how we react but often that is something that really makes a lot of people upset because they like you don't know what's happened to me and he said well you don't know what's happened to me and I'm still choosing to be happy what do you think about that Dynamic of choosing to be happy and the other side of it with how many people say I'm not in control of this entire life experience if you will yeah you know what is it is it Socrates Socrates says you could take all the world's problems and put them into one ball and or one one pie and then divide them equally and give them out and majority of everybody in the world would ask for their original problems back right because most of the time we're assuming that our problems are worse than somebody else's problems

[17:34]  when in fact we all have our struggles you know what it actually made me think of is that between the ages of 13 and 17 I lost four friends I had a friend killed in a boat accident at 13 right I friend you know who um got in a car accident after you know doing drugs drinking and he died and a friend at 15 who committed suicide and 17 um you know girlfriend I was with her for four years and she just got her license went down to uh beach with some friends and got killed on the highway she was the one girl who passed away and what came of that is that saw four sets of parents right and they all struggled right and two of them ended up you know two of the sets of parents ended up you know getting divorced right just because of the pain and the anguish and two you know one struggled you know and it's been a little Rocky and they found their

[18:21]  way and the other ones have come to this part of just enjoying and remembering the memory and and and now how to just enjoy what they had with with Ben right was his name right and enjoy what they had with Ben but also use that as somewhere where they can start to help other people who have gone to certain things right so they they work at a charity organization that helps basically you know parents grieve with the loss of kids and also kids like we forget about this kids who to grieve with the loss of parents right so you look at that and you say well they've chosen to take that moment instead of just saying like this has ruined my life and just saying that's an event that unfortunately happens and it it just if we went back we would change it a thousand times but we cannot undo the moment so we have to make a choice of just you know let it all crumble which

[19:09]  which it at points right that was a choice right that was a that was a moment right that through the therapy or just different discussions right where they chose not to let it crumble and they chose that you know okay that was a horrific event but we can learn from this and within the memory of been we we can create new memories to to just remember Ben but also make a better future for other people and it's very difficult to do so right it's not anybody there's people listen on listening here who have just faced you know just amazing and difficult things and it's not discrediting it but in the same fact like are you going to live in that forever are you going to choose to just live the life that you potentially can live regardless of what's been there

[19:58]  because we've all faced difficulties some a lot more and some a lot less but those difficulties right Define us they they allow us to to build a better better us or better you better me but we have to face them head on and say okay I get it like this happened we did not want this but I have to choose to be myself within my journey upon who I can be instead of just saying oh that that's G to [ __ ] me forever and I might as well just give up now do you ever think about the simple fact that we literally only have one life to live there was a famous saying that said a man becomes truly free when he realizes that he will die someday or that he only has one life it's a really interesting concept to me because I feel like we go through a cycle of thinking that this is this experience is going to last forever I'm 33 years old next month I'll turn 34 and

[20:46]  I'll tell you man the last 10 years of my life have flown by and I realize that time seems to be moving faster and faster and as I kind of sit in that moment of presence I realize I'm only G to get one shot at this life so why am I wasting time not being the best version of myself not pursuing my goals not building healthy relationships not reaching out to friends in times of need not leaning Into The Human Experience a little bit more I feel like so many people often cruise on autopilot and then they hit the age of like 40 50 years old and they're like oh my gosh I've been wasting so much time do you ever think about that yeah because I I did waste time you know and I I was there like I I made a lot of you know we'll say detours to to living a better life right a lot of choic but it does because you don't think about death until it's in front of you right you

[21:33]  don't think about you know like oh the end until you're in the hospital or you've had some things like you rarely think about that because it just it's not in front of you right we try to hide this fact that it's coming inevitably whether you want it or not but instead of saying okay well I better take advantage of what I have now it's always like oh that's a far way away so I I have more time right so I can do this later or I'll push off till tomorrow or like you know what not a big deal right now and again those are the decisions that if you look at it just being self-aware right and then taking control of what you are doing right now then you can create your your greatness right because that's what it's simply about here is that you're you're saying okay I have plenty of life well maybe you do you know in terms of context of a life maybe you have another 40 or 50 years yeah that's that's a lot of time to do

[22:19]  it but if you look at the thousands of years we've been here it's like it's it's it's a snap of of fingers it's there and gone so in terms of that if you to think about this right it's a thousand a thousand years you you're going to be here for 60 80 100 like you name it well it's time to get going it's time to get up and go don't wait for tomorrow go and try something because on both sides like one you got not a lot of time to go out there and do greatness two if you're we if you're fearful or you're afraid of failing this is a a millisecond of the world so what are you afraid of there's going to be trillions upon trillions of mistakes of fears of just of all things that are not going to go right the world so what's your fear going to do right your fear is going to capitalize on on everybody else's fear no we need you to go out there and try something because you're probably the

[23:06]  Pinnacle moment right now is probably you making a decision to go out there and try something that's going to help somebody else because we all need what you need to bring to this world we're just waiting for you to show up right and I we can't come you know like Ken can't come and I can't come drag you out of bed every morning and say go after it right you gotta decide right like you have to decide no one's going to wait for you to go to get and do it but we all need you to do it and you do it then we'll believe you can do it so if you're waiting for somebody to just believe in you well if you've never done anything like you can't be shocked if no one's thinking oh you got this right because you've never done it but once you start doing it I promise you everybody's GNA be behind you but it's going to show up now when it's ready to show up where you're waiting for for the time for to show up you're never going to be ready but the perfect time is right now I mean the perfect time was yesterday it's

[23:53]  today it's tomorrow it's all the times that's the perfect time whether it's 100 degrees out or zero degrees out out or whatever in between that's the perfect time you don't need any more training you don't need anything else you just need to get out there and start today because all the lessons you need are in parts of the action that you're going to take I want to reverse a little bit into your story because seeing the man who is living 100 or whatever your 100 score is is incredibly inspirational and a lot of times people see the end result but don't recognize what it took or the events that happened to get us to where we're at today so let's reverse into your story a little bit kind of talk about the origin story of Jason and kind of what inspired you to think about this living 100 mindset that you've been able to perfect so well so I talked a little bit about it earlier when I had these

[24:40]  losses right like it's part of my form of years like I was growing up and just all these like just random losses and I didn't you know I lived in like a middle class town like wasn't supposed to be like all this like death around me right and at the same time you know um my dad and mom you know meant real well my dad struggled in his family business like we had a family business he struggled really bad right and so it was just really hard times all the way throughout high school so I didn't really see him much or have much of a connection and just felt a lot I felt lost right I went to college just I really chose College I was playing football and someone came and should come to the school and like I made the choice I don't even think I knew what state it was in I was like okay I'll go there right it was just like Choice made right got to college was not really informed and just like making positive like everybody comes there gun ho I'm going to go do stuff like I just I I was timid I didn't feel very confident I just felt like

[25:29]  everything could just collapse around me because I had all these things falling apart so I just wasn't there like fully present and so I chose a major because I had a girlfriend's mom say you should do business so I did business right like I was just making choices like that because I didn't I didn't feel fulfilled I didn't feel like I I really was worthy of it right with all this stuff happening around me all this stuff being taken away so left college with a finance degree and I just had no motivation to to go into Finance so I moved into New York City and I started working in bars and restaurants like really really you know linear path right I was like okay I'll start working in bars and restaurants and I did that for years right I did that for a number of years and it was just what I was doing like I was just floating out there and until one night what were the what were the Jason what were the early days like when you graduate from school with a finance degree right you move to New

[26:18]  York City I would naturally think that you're going to be working on Wall Street but then you're like I'm going to work in some bars what was the feedback like from your circle like were people saying Jason you just worked your ass off to get this degree and now you're working in a bar what's going on or what were some of those early days like you know yeah yes and no I I think people were were always trying to figure me out because I was just in this part where I would do good in things but I would just had all these challenges and at the same time um you know my mom and my dad like they were there but they just weren't confident to give me any direction because I was kind of out there on my own right I was like paying for school I was like helping my brother and sister while I was like doing like odd jobs like you know so it was just I was just out on my my own and so whether or not I was hearing any of the feedback I I probably wasn't even hearing the feedback because I was just in that like

[27:05]  you know you're this like clouded mindset of just like okay I just just keep doing because you know sometimes when things happen like you'll you'll gloss over something or or you'll you'll get through something by just doing some activity right like so like if something's on your mind you just go do stuff so I was just constantly doing stuff probably to just um you know wash out all the things that were probably you know on my back right and so I was just going out there to do activities so I would go you know work instruction then go start working in bars and working in restaurants and you know I just but I didn't like it I just was doing it because it was what in front of me and but what I did is that you know I always had had work ethic you know my dad worked hard even if it wasn't in the right direction so I would go just give it in my all when I was doing things but

[27:52]  I just didn't like it you know I was just like miserable in what I was doing and so I left the bar one night you know like 2 3 in the morning just like hating the world right I was just blaming everybody I was blaming everybody for where I was and got on my bike and I rode across you know Manhattan and ended up turning down a street and a flashl came out of nowhere and I got hit by a car and just flown in the air and so next thing I know I'm you know getting picked up out of the street the ambulance comes I get put in there taken to the hospital I have you know some stitches some broken bones and you know I'm getting released to a hospital and all I can think about is like man I got to get back to work so I can make rent you know and it was that that crazy thought where you're just like hold up right you just are hating where you are you get hit by a car you're just leaving

[28:40]  a hospital and now all you can think about is that you want to get back to this job that you absolutely hate wait a minute and like I had this point where I was like okay listen if you're GNA continue to make bad or chaotic decisions you're going to continue to get chaotic results so if this is your Choice then just accept it and stop complaining about it but if you don't want this then it's time to just try something different right do something different than the route you're taking and you know it wasn't like magic I started the next day and like everything was like different but the next day I just I started to be more present in my decisions right I started to be more available in my decisions say okay don't stay up as late right don't don't drink at night time after work you know get up and you know start to start your day earlier start to to work out and get a better routine with working out right

[29:28]  and slowly but surely it just it started to build the momentum like you spoke about earlier and lo and behold what comes with momentum when you're starting to do positive activities more positive momentum and then positive feedback and so you know I left the bars and ended up open my own bar and restaurant New York City I opened up a brewery that I sold in New York City and then I ended up U moving to New Jersey because my dad um his company did a lot with um houses that would get um hit with storm damage and and of course Hurricane Sandy happened on the east coast and hundreds of thousands of homes got wrecked and all these homeowners need help so my dad's business that had always you know had moments of struggle exploded overnight my little brother working for me my my wife now but girlfriend at the

[30:15]  time uh peely and myself we all moved uh to New Jersey and you know we helped dad's business like just massively explode and that was that was a good time but you know we get back to living 100 and we talk about you know just finding your fulfillment in life is that um you know my my girlfriend at the time but now wife she was pregnant with our first child and we were doing all these busy activities remember I talked about busy just take over like we went from so busy at the bar to now so busy in construction where you could just work every hour every hour of the day we could fill and I was like I have to find something in my life that's going to give me my time back and what led us into real estate where we tried a lot of forms in real estate that again were giving us this very transactional feel transactional um Veil that we thought

[31:02]  was helping us be successful like that we were doing good at but we didn't really have control of our day we didn't have control of our time and We Came Upon someone who was investing out of state right and that was a model that really spoke to us because we Dove all on that model because it allowed us the freedom to not have to do the activities of doing the construction work or running the Home Depot or meeting tenants the leash units and we started hiring teams put this in place and one thing led to another and we started to buy large apartment buildings and so we brought uh one building a very large one 94 units in Louisville Kentucky back in 201617 and from there we've brought about 30 I think 33 complexes um to date and it's a little over about 330 million of real estates we've really um once we saw you know the the ability for for

[31:52]  something to work you know we slowly did another step and another step and we started pouring Fuel and the fire just went all in with that approach and that fast forwarded today where we stand today you know we've been here uh moved from New Jersey down to Tennessee uh it's been a really great change for us in a family just just finding something and just trying something different and then we I really started to bring out live 100 and live 100 was built upon just people asking like well how' you get from a to to Z and it was like you know when I look at it it it wasn't linear but it had in place right like we we had to really be self aware that like I wasn't showing up in a moment I I just I really for lack of a better word like sucked in a moment I I just wasn't being present and when I saw that and I saw how I was showing up right I could own

[32:40]  it I could really own how I was acting in those moments and then I started to make my bad habits and start positioning them into better habits so I started positioning myself for greatness so I could just really start to build you know masterful meaning meaningful habits and rituals and what that did right it allowed me to start to be more Brave in the moment where before and and many people right were were scared in the moment we're scared to make change because we think change is going to be the end of us when really it's always changing but you have to be brave in the moment to understand that change is natural and change may not bring you the ultimate outcome you want but gives you the ability to have the chance to change your circumstances and if it doesn't go in the perfect Direction we'll learn from it and move on so we started to do that and started to accelerate our growth

[33:28]  right which just start to give us you know a rise to where our life was right and with that it led us to the outcome where we stand today there's a couple things that I want to break down here and this just popped into my mind and it's kind of revolutionary for me the separation of identity of success between business and our personal lives and it's interesting for me to kind of think about the success that you've been able to accomplish in your professional life is a result of you taking care of you in your person personal life and the business results were a lagging indicator of it see like this is one of the things I think a lot of people confuse you can have a great business but if you're still a piece of [ __ ] and you're not the best version of yourself it's not going to play well and so if you really focus on home protecting building and satisfying your personal

[34:16]  needs everything else as a lagging indicator will come later and this is something that I think you've been able to really hone in on which is protect everything that I can control meaning me show up every single day as the best version of myself and the business results will come later is that something that you naturally kind of discovered or did you kind of like explore that along the way do you know what I mean because there's a real tough time with people identifying business success with personal success but they're completely separate but completely in or intertwined as well I'll give you the best story I can give you in terms of relevance to this is that you know I had many girlfriends and the girlfriends they just were always not great relationships for me and I just because there was conflict or just wasn't a good you know relationship I would constantly have bad results in my my business life right and then I finally meet peely and funny enough I had all the girls before all had

[35:05]  successful careers or whatever D D D fill in the blank right and then peely pe's a bartender and my friends are like you can't date a bartender it was just like no like it cares about the bartender like we're we we fit right lo and behold you know if you think about you know my Direction with PE and I right and you can relate this to anything like my net worth from when I had bad girlfriends to when I met you know peely to now is is a thousand times what my net worth was before so you think about that why because I have a you know girlfriend and now wife you know who loves me for who I am and I love her for who who she is you know we no one's trying to change others like we were both compatible in the way that we wanted similar things a better future you know a family and all these things and supportive right in tough times and not it wasn't like oh you know something wrong happened oh I blame it was that

[35:53]  okay well how are we gonna get through it right and that's been a part of just figuring out mode and when you have a a partner who who supports you you know through through all things you know regardless of you know good choice or bad choice right then absolutely you're always going to be better off because you're going to figure out how to get through it one because you are going to make sure that you make it happen for you for your partner for your family but two is that you know you have that supporting element behind you regardless of the circumstance circumstances you face this is a really interesting concept to me um I want to kind of Riff on the idea of relationships a little bit because one of the things that I continue to hear from highly successful individuals is when you find the right partner they will make you better and there's a big fallacy in the world today with Instagram and social media and stuff like that where you should be as

[36:42]  masculine as possible and your partner really doesn't contribute to your overall success you see these guys who drive Lambos and do everything else and they've got these girls who are basically armed candy and I think about how unfulfilling that relationship must be to them it's a really interesting concept so do you feel like and I think you just basically hit it on the head one you were able to get your relationship right everything else Downstream kind of followed as being easier and success do you think that was because you weren't wasting energy on some of those bad relationships and you could focus in on the things that you were helping you be successful or why do you think that was yeah I mean I think you're absolutely right the energy the energy becomes right and when the energy becomes right and you can you can set your core Focus because you know I think you think of investing or all these other parts or businesses everybody talks about having like 90 different you know like income streams like no you have to have one thing that you're good

[37:29]  at first right but when you're having this and you're facing like all these difficulties in your relationship you're constantly spread your mind's everywhere right you're just you're everywhere but you're nowhere at the same time and when you have a bad relationship it's a drag right and or if you have a not a fulfilling relationship then you're constantly questioning like am I in the right spot like so maybe like having like arm candy like that's for the moment I don't know like it's it's for the moment but like and it serves a purpose or maybe it teaches a lesson of what you don't want like it all could be could be valuable at the point but you know I've known for myself is that when when I did you know PE and I did connect and it was a it was something of an Avenue that definitely propelled us both forward one because we didn't have to deal with the turmoil anymore because when you're in something that's not um helpful right it's like anything like anything can be painful like if you you

[38:17]  know have a splinter right in your finger it's literally like the small splinter in your finger but it's annoying right it's annoying and it's just something so if you're just constantly having a splinter and you just don't deal with it right it's like it's like having something on your mind that's like an ailment like something that you know you have to deal with right like it's always there whether you want to or not even if it's like as small as a splinter so you now now put that for your relationship which you know each and every day you're probably in some part where you're with this person where if it's not helping you forward and it's hurting you right it's it's definitely going to detract from where you are because you're going to take that it's hard to switch these energies off like so like if you're you know in something where it's like a struggle and you're fighting with like your spouse or your girlfriend or what whatever ever right and then you're going to try and go and like make a sales call or you're going to try and like walk into work it's not like you can do a a fine job to mask it but it's

[39:05]  still there under the veil right it's still present because your mind's not fully committed to it right so even if you're if you're you've gotten from completely angry to completely fake happy like there's still that element of it and it's still in your mind so it's hard for you to show up and be your best self right and to live your 100 because you're you're constantly fighting two different battles within your mind I want to talk a little bit about some soft skills so I talk to a lot of different Business Leaders and we talk about the development of soft skills as kind of the superpower and how we're going to be able to negotiate this next five years of business and personal relationships what role does curiosity play in your mind Jason is it important to you is it something that you think about often so I'm just curious in nature right and and it's I'm just curious in nature I'm always thinking

[39:55]  about I'm always thinking like 10 steps out like oh we could do this we could try that we could try this we could try that now 90% of them absolutely don't work right but at least I can go out there because one of them does and you can think about that like you know if you and that just gets back to our earlier failure right like curiosity is just you're set to Stage for you to go out there and and like attempt to try a different things that you're ultimately a lot of them aren't going to work out right now are they massive failures most of the time not but it would just be something that's a dead end or a roadblock but what it does is that it it it eliminates what I shouldn't do right so okay don't do that again and it gets me one step closer to what I should do even though if I haven't found it yet so curiosity is really big just in life because you just you constantly want to be exploring and some of our best

[40:41]  moments are exploring you think back to a kid like there was nothing around you're just like out there like in the dirt just like picking up sticks just exploring like now you're just changing that to you know your business life or your business world right you have access to all these things and so if you can say oh I have this well why not that or I have this like what's the next step past that right when you do that and you ask yourself those questions and get your mind working to what else is available to you right because many times you're like oh well I guess that's it well it's never really it it's just okay what else is there and I do that with my team a lot is like I'll put something El on them but like I don't know what I'm looking for but but I I have this idea in mind you can just run with it and see what comes back and sometimes it's nothing and sometimes they come back with something but at least it gets them working on something it helps carry us forward as well yeah I mean there's a in

[41:31]  2019 I believe it was I came across um Dr Carol dck from uh from Stanford University and she talks a lot about and she's kind of the pioneer for the idea of a growth mindset and growth mindset is really kind of creating the framework that the only objective in life is to continue to keep growing and one of the things that I think a lot of people struggle with naturally is that we came through the process of Education we were graded on an a to F or an A to e whatever you want to call your scale was right and failure often represented being inadequate but one thing I recognize is once you get to the next level outside of the education environment failure curiosity you're willing to try things and fail and keep going is really how successful you're going to be in life if you can fail

[42:18]  forward and you're comfortable with that feeling of being like oops we messed up but what did we learn here it's almost a superpower to get through the Reps of what it takes to be able to get the final version of what you're trying to accomplish if that makes sense yeah well it does I mean failure it's always looked at so poorly right and so but when you think about that is that you know failure is a harsh word but like we're failing every day like you're like if you try to lift more weight than not like that that was a failure right like if you you know didn't get to something on time like that was a failure right there there's massive massive failures and there small failures but you have to take risk right to to be able to get the reward and now there's and many people will take that well well you know then you're risking too much well not ins say like Risk at all I just like you have to try something right you have to try

[43:05]  something to get your part because you know just if you get back to like lifting weights right like you do that right you lift heavier than than you happy for because it stresses the muscles and the tension in the muscles right you know breaks down the muscles to build them back up right but if you're constantly doing you know the same weight that's underperforming for you you're not going to get the growth right because you're not going to stress the muscles to put them to failure right it's the same thing with the mind right you're not testing the Mind constantly you know the mind you know dnds away and what you know speaks to me is that you said this about the growth mindset you know when you asked me a question earlier you know I left college and I was like I'm just never reading again like what a stupid comment but like that was my I was like never reading a book again right I was like but like like okay so you attribute this for like the next five six seven years I just didn't read anything I was like forget this like I'm just done like as if like like

[43:52]  school was the end of my knowledge set because just the state I was in right most people don't read books or don't read anything or don't don't educate themselves where it just it's what what is funny is that it's all there and available to you like that's even now like before like you would have to go like to like libraries and like the doy Decimal System like all like crazy things to get a book today like you g you can look up anything you can look in like three seconds and we it's almost like it's too easy that because it's so easy we put it off as like might as well just not do it it's a waste of time but I mean there's a statistic man that says 20 hours of focus work learning on any subject puts you in the top 1% yeah of the world in that subject and it's like that's crazy MH it's because there's too much today and the hardest thing is that and I'll say that like let's take that

[44:41]  back like there's not there there's the right amount for what we should have available to us and we're going to continue to grow but the distraction level is on on all-time high and so the ability to just you know stay the course is so hard because there's a million people out there they just stayed the course we would have some better result today because they would have created or done something that would have been massively impactful for us but they got lost by Distraction some Alert in the phone and that's only going to get harder to do is that to stay focused to the moment and the more you can do it in small Sports so doesn't mean like you have to go and like you know like completely you know detox from social media and everything else but like you know an hour is you know you said 20 hours right like so say you did an hour say you did 15 minutes right 15 minutes

[45:30]  that like 15 minutes just every day of focused work right you'd be Lessing almost three months you you'd be in the top 1% right 15 minutes a day but ra is like I got to stay focused for like three hours like no one can do that no one's focused for three hours you're in these blocks to just be really in the moment then okay go mess around now come back and be in the moment right like and that's how when you start to discipline yourself you can get the freedom back to go do things you want because when you're there you're actually there being present is a skill set today like you talked about one of the things that I like to uh encourage the listeners and the Watchers of this podcast to do is audit what your attention goes to if you have screen time on your phone like your phone is naturally calculating your screen time and taking care of what that looks like take that and then there's a

[46:17]  website that's called lifetime screen time calculator you can take your average per day screen time put it into lifetime screen time calculator and it will extrapolate how much time over the rest of your life you're going to spend on your device let's talk about a scary statistic an 18-year-old today on average spends about 9 hours per day on their device okay a lot of that is distracted because the algorithms are keeping you coming back yeah if we take that 18-year-old we put in their age we take nine hours per day and we extrapolate that over the rest of their life Jason how much time do you think somebody's going to spend on their device distracted to man I don't even know 250,000 hours something like that it's 24 years of their life and when you can see that number it is incredibly sobering because if you think about the

[47:04]  things that you want to accomplish in your life you don't have an extra 24 years of time to keep messing around on your device yeah and so it's like the ability to focus today is something that is a superpower but we've never dealt with distraction in the same way in previous generations as we have today I mean there's always the moral Panic the first moral Panic was the Kaleidoscope people used to talk about if teenagers and kids looking in the Kaleidoscope they were trying to escape reality now we've got a supercomputer on the other side of your little device that is meant to keep you engaged and keep you distracted from accomplishing your goals and it's really important to recognize that we only have so much time and you do an amazing job of formulating the framework of live 100 because if you're talking about what your focus score is most of us are living on a 30 or a 40 out of 100 Focus score focusing on the

[47:52]  things that really matter is super important um I kind of went on a tangent there I want to bring up a different little Point here which is I've been messing around with a framework that I think is really important it's based in optimism and accountability these two things have gotten a bad RP over the last couple years um a lot of people talk about toxic positivity today accountability seems to be something that we run away from so I've been messing around with a framework called practical optimism practical optimism is rooted in the idea of we have a choice to react in a positive manner to even the worst situations in life we've kind of touched on that a little bit in today's podcast what do you think about the framework of practical optimism and what does it mean to you have you heard the Stockdale syndrome I think is a Stockdale Stockdale Paradox Stockdale Parx no so um there's a so in Vietnam um there was

[48:39]  a warp could shoot down right it's like a general Stockdale right and he gets put you know in prison right and he's in prisoned with a bunch of other you know Vietnam Vets who were just or Vietnam um you know detainees who are there and um what happened is that all of these detainees they would be optimistic oh you know we we'll get out by Easter then I'll get by Easter we'll out by the 4th of July right and then oh no we don't get out by Fourth of July right and then we'll get out um by Christmas right and then that doesn't happen right so what happens is they start to kill themselves and just have have a part and just wither away and they they just they just die right and what he found is that he was optimistic that he would at some part hopefully get released but he was deathly real um realistic with how dim his circumstance is right now and he helped a a lot of other people who who

[49:27]  were captured you know face the reality understand that this was very harsh but stay optimistic in a moment but but not get away from how um dire the circumstance was and so allowed him to be practical like you said practical optimism right so so it's optimistic that would happened but practical with what was available to them and so he used that into his ability to not only help himself but help all these other people just to last through the time here of just how poorly they were treated how horrible it was and eventually they were you know most of them were released right but it came I think it was like seven years in after of them would get captured and we're thinking they were going to be out in like two months or three months or seven months man I mean just hearing um a real life scenario right we can still maintain optimism but not overly do it

[50:16]  right is something that I feel like when we um I want to say that there was a a saying that talks about the gap between our expectation and reality is kind of where we find unhappiness and one thing that I've really appreciated I've seen some amazing leaders talk about their lack of expectation in life is something that's help them be incredibly optimistic but also incredibly happy when we set unrealistic expectations for ourselves or for people for environments in our life and they don't live up to that that Gap is where we find unhappiness so one thing I've always tried to deploy is I don't have expectations for others all I know is that I can control what I can control I'm going to live 100% me like we talk about here on the podcast and if I do that everything else will have a positive I would say ripple effect around it and I can't live other

[51:03]  people's lives unfortunately but I can control me I want to use the last couple minutes of our podcast here Jason to talk about a lot of people today when they're listening to our conversation are going to find themselves living at that 68 72 81% of their 100% life let's kind of talk about what they can do to implement the live 100 mindset and the things that they can start deploying today to help them live up to their true potential well the first thing is to realize like okay it's okay that you're at that point but the choice is for you to understand that if you don't want to be there then it's no not okay to stay there but where you are is your starting line you don't need to be anywhere else this is where you are this is so you recognizing where you are is everything

[51:50]  you need right now but to understand that this is your starting line and now it's time to go out there and make change and we don't just break our habits we pivot our habits so list out what are the 10 things you're doing right now that you do not feel are of your highest caliber and you know thing things you you you can absolutely control right like oh you know like like it's raining out like like things like like things you can control within your life uh you know I wake up angry okay well why are you waking up angry uh I I hate my job or why are you not leaving your job right because as we make these things down and we set down what we don't like then we can start breaking the patterns understand what can we pivot to and many things can happen because when we take

[52:38]  off the point you said expectations are the reality right the expectation is I would have the most fulfilling job in the world I make you know a trillion dollars right and you know I'm unrealistic with that and then I'm working at you know some dead in job that I just absolutely despise but our expectation is if we quit this job we're going to be homeless which is also not case right we take these things to extreme on both sides of what could be great but also what would be bad so we can be realistic with where our starting line is we can start to make small changes and build oursel into small changes one mentally right because we have to do it mentally we the action doesn't carry weight if we're not mentally prepared to be better because what will happen is that in the moment we might make a positive R decision but we won't be able to sustain that right today I'm going to go to the gym okay well we haven't fortified our mind to understand why we want to go to the gym

[53:26]  what is that going to do you going to the gym today because the one day is going to do nothing right it's going to it's going to get you there right you say you there right take a picture right but in the same front you know it's not going to build you into the person you want to go I want to go to the gym today because I'm sick and tired of just walking upstairs and huffing and puffing right I'm sick and tired of just you know not being able to see my feet right or I'm sick and tired you know like of just um you know not you know not wanting to take off my shirt when I go into the pool right like whatever like whatever your thing okay you're sick and tired of it okay so who is the person that shows up more confident because we can think into the future of that that person we can start building into that person many times when people lose weight is that they they set this goal I'm going to lose 30 pounds but they don't learn to understand who that person is that's now without those 30

[54:13]  pounds and so when they get to that mile Market oh I lost 30 pounds and they ultimately don't know where to go it's like I don't know what to do my hands so they just revert back into these bad habits and it leads them back right back to gain the weight but when you start to prepare your mind is that when I'm 30 pounds less right I wake up and I smile each day I can go out there and have more energy for my kids like you set these things into your into your mind that fortify the new you when you get there so it's harder to break the pattern when you get there because you've now set the stage for who you are when you are getting there and most of us we wait for the moment for us to get somewhere to say oh I what should I do now and then I I guess a beer won't matter oh you know I guess you know going out for you know three ice creams this week won't matter you know because I lost to 30 pounds and all of a sudden five pounds go on you're like ah you

[54:59]  know I can lose it I'll lose it again 10 pounds go on you know and then lo and behold you're back to where you're started and then you're like oh I guess I'm just not meant to lose weight no no you are you just haven't set the stage for the new you who you who you wanted to be you did the event but you didn't do the the the the afterwork to be prepared for for the outcome of who you now are the question is who are you becoming and I feel like when I ask myself that question the actions that align with that are a lot easier you know one of the things I'd love to uh kind of land the plane on here is the reason why you continue to live the life that you don't want and view the life that you want from a distance is because you continue to feed the life that you don't want and that person as well the snacks the bad choices the bad habits

[55:47]  all of that stuff when you continue to feed that life it will continue to live on so the best thing that we can do is edit like Kobe Bryant said edit your life to the story that you want it to be you know Jason this has been um an absolutely amazing time being able to spend time with you man and learning more about your mindset the things that you've accomplished we very very lightly touched on you know the fact that you've been so successful in real estate but the mindset of identifying who you are and who you're becoming and the actions that you intentionally take every single day I feel like was more valuable for the podcast today because like we talked about when we do write by ourselves the business results are a lagging indicator and they're almost guaranteed as well and as we kind of you know wrap it up here today man I want to give you an opportunity where can people find more information about you they want to tune

[56:35]  into the podcast where should they go give us a little bit of insights here yeah appreciate having me on great conversation so you mentioned a little bit earlier we just hit our 100th episode in the live 100 podcast real quick hits about us getting out there and taking action and living life to 100 uh go of course listen to the show there and you want to hear more about the real estate go to jusy holdings.com you see more about what we do on that side awesome man so so one of the things that uh we do here on the podcast to kind of close the book is ask a question that came from our previous guest now the guest from our previous episode wants to know how can we get people to lean into accountability for themselves more than external validation that they get from social media today what's your advice well you can't force anybody doing anything they have to choose that

[57:23]  they're tired with their circumstance and then have to confidence to take over and so the one thing we can do is provide them with the knowledge that if you're happy with life great that's what you want fantastic all to you right but if you're not happy with yourself right now then what's the hurt in just trying something different because usually the value is in the try right because that's where the lessons are learned what was your question that you had for your previous guest or for the next guest let's say the setback so so what setback one setback you had that you absolutely of course would not want to have but because you had it has transcended you forward in such a massive way well there we go guys once again Jason yusi it's been an absolutely amazing time hosting you on the heart and hustle podcast

[58:09]  thank you once again for joining that's a wrap
